REAL ESTATE TERMINOLOGY

1. Square feet and square yard :

1 square feet = .111111 square yard 

1 square yard = 9 square feet When we talk about plots we talk in square yard . Constructed area is measured in square feet .

2. 1 Acre = 4840 square yards or  4000 square yards depending on the location.

3. Single lane : No lane on the backside.

4 . EDC - External development cost 

5. IDC - Internal development cost 

6. PLC - Preferential location charges 

7. Bigha = 1000 square yards in punjab . It may vary around this depending upon the location 

8. Gatha = 5.5 square foot . It may vary from place to place. 

9. Pahi = 2 Gatha minimum. It is government owned land . This is a common passage for traversing through land areas.

10. Transfer case : In this case, there is  no need for registry.

11. Allotment : Price at which initially plot is sold by the company .

12. Conveyance deed (CD) : In this the seller transfers all rights to legally own , keep and enjoy a particular asset, namely property.

13. Super area , covered area and carpet area : Super area includes the common utility spaces like lift, staircases etc. The carpet area is the covered area minus the area occupied by the walls.

14 . IMFS : Interest free maintenance security. This is generally charged by private developers in their projects.
